The Sales Process

1. Free Valuation

When you book a free property-valuation with us, one of our Local Property Experts will carryout an in-depth study on your property and the market in your area.

We will visit you at your property, carryout a valuation and discuss your expectations.

2. Marketing Your Property

After taking professional photos & designing bespoke floorplans and brochures, we’ll publish your advertisement on the very best online portals.

We’ll then install a ‘For Sale’ board in the garden or window to help maximise the local exposure of your property.

3. Viewings & Feedback

Your Personal Account Manager will provide real-time viewing updates & management via our 24/7 Property Portal, arranging these at times which suit you best.

4. Offers & Negotiation

Your listing will be advertised on the main property portals of Rightmove, Zoopla & Prime Location plus our own dedicated property website & social media websites to ensure that millions of homebuyers are exposed to your property.

Research shows that viewers prefer being shown around by the owner who can answer any specific questions on the property immediately and most effectively. Plus, you will find that even the most traditional estate agents recommend that homeowners host their own viewings.

However, if you are away, live abroad, or simply don’t want to do your own viewings, we are more than happy to arrange for one of our Local Property Experts to host them at no additional cost to you.

Nestly Property are your agents, so we will look after and handle all your offers. We will advise you of all offers, discuss your options and then help you accept or decline your offers. Letting us do this for you also de-personalises the process and takes the emotion out of the transaction. 

You are completely in control of how much you want to accept on a home, but it does give you more opportunity to get a good deal or hold out for the price you want.

Once you have an offer on a house accepted; whether you are our vendor or our applicant, we will then produce your memorandum of sale for the solicitors.

Generally speaking, it is much easier to find a property to move to than to sell your house. We would suggest you put your house on the market well in advance of looking for the next one, purely because of timescales.

You don’t have to accept an offer on your current home before you have found a new one, and can also ask a potential buyer for time to find one before you move out.

When an offer is made on a property, the buyer is requested to provide photographic ID, a utility bill, and proof of funds before this can be forwarded to the relevant legal firm to begin the official conveyancing process.
